Where is your office?

The Life in Paradise office is located on the Corner of Gulf and W Avenue C.  The entrance to the office is facing Gulf St on the bottom floor of our light blue, 2-story home.

The guest agrees to not to exceed the maximum occupancy allowed by this property as stated in the rental agreement (this does NOT include children under the age of 2) Life In Paradise does not rent to ANY persons under the age of 25 - Violation of this agreement will result in immediate removal from the property and the rental agreement is canceled. Any remaining nights will NOT be refunded.

What is the minimum due to reserve / book your property? 

One night rent will be required up-front to reserve / book your property. Life In Paradise does NOT accept checks

When is the remaining balance of rental due?

Important Note: We will process the remaing balance on the credit card used for deposit 14 days prior to your arrival date unless other arrangements are made.

How are taxes calculated:

There is a 13% Hotel Occupancy Tax applied to all required charges associated with the rental of a property.

6% is paid to the state of Texas and 7% is paid to the city of Port Aransas

Check-in and Check-out Polices –

Check-in time is 3pm – 5pm daily on all properties. Early check-in is available upon request AND availability WITH prior approval. If you are arriving after 5pm please call the office to make arrangements for keys to be left in the drop-box (Balance must be paid in full for after hour check-in) Check-out is 11am on ALL properties. Keys must be returned to the Life in Paradise office upon check-out. There is a drop-box located at the front of the office.

What is your Cancellation Policy?

Any cancellations 31 + days from check-in will require a $50 processing fee. 15 days to 30 days prior to arrival will result in the forfeiture of your entire hold deposit. If less than 14 days from your check-in date, the entire amount paid will be forfeited. Please consider purchasing travel insurance at time of booking to protect your vacation investment.

Damage Deposit / Damage Insurance During Spring Break - The Entire Month of March

**During Spring Break we require that renters pay a damage deposit of $250.00. This can be paid via a credit card at the time of check in. Another option is to purchase a non refundable $3000.00 damage insurance for $39.99. If there are no damages, the $250.00 charge to the credit card will be credited with-in 7 days of your departure. If there are damages above the $250 held, we will charge the credit card for the extra amount.**

  • First Price: Winter RATE 3 (Jan 1-Feb 28 or 29 if a leap year) 2 Night Minimum
  • Second Price: Summer (Peak) RATE 1 (May 15-Augt 15 & March and Holidays) 3 Night Minimum
  • Not Shown: Spring & Fall RATE 2 (April 1-May 14 & Aug 16-Dec 31) 2 Night Minimum

We do not refund for days not used due to not coming in on time, leaving early or eviction from a property.

If damage occurs while in our property, please call the office to arrange for the management to inspect what has happened and set up payment for repairs. If you do not call while you are still at the property when damages occur, we will take this as authorization to charge your credit card for repairs to the property.

My pet is housebroken and well mannered, can I bring him (her) to any of your properties?

We know your pet is great, but when on vacation, your pet may not know it is great. Pet's get agitated in new surroundings and do not act like they do when in their own home.

**Pet Fee is $45.00 per pet, non-refundable, onetime fee due at check-in for pet friendly properties only.** Pets are NOT allowed in any POOLS!!! You will be charged additional cleaning fees.

If a property is marked No Pets, please do not ask to bring your pet. The property is listed that way for a reason, not to exclude just you.

Do you offer any discounts or specials?


  • STAY 1 WEEK PAY 6 NIGHTS AND 7th NIGHT IS FREE (This offer is available year round)
  • After Labor Day & before Memorial Day, excluding Holidays & Spring Break - Pay 4 nights & 5th night is free.

We have less (more) people than we thought, can we move our reservation to another property.?

Reservations cannot be transferred. You cannot move from one property to another if you are within your cancellation days. (31 days prior) if you are before the cancellation date, you may move to an available property for a $50 fee, plus the total deposit for that property. Also, please remember when booking that all persons in your group count in the maximum occupancy. If you have too many in a property you will be asked to vacate and will not be refunded any money.

I left "something" at the house we rented, can you send it back?

Any Items Left at Unit, to be Returned will cost guest a $25 Charge, Plus Packing & Shipping Cost. There is a Packing & Shipping Charge because our office is not set up to ship items, we have to pay someone to "make ready to ship" any item you request being returned. We are not responsible for items left in properties. Please make sure you take all your chargers, clothing, toilet items and personal items with you when you check out.

What do your properties have in them? What do we need to bring with us?

We provide adequate trash bags, paper towels, and bath tissue, as well as dishwashing soaps, laundry and bath soaps for a typical 3 - 4 day stay. All our properties are fully furnished, have all bed and bath linens, kitchens are equipped with pots, pans and dishes, and large & small appliances Full size stove, refrigerator, coffee maker and microwave. Most units do NOT have iron/ironing board or hair dryers, Stereos or radios, blenders or mixers. Beach towels are not furnished.

Do you offer maid service while we are in the property? How do we get clean towels?

No Maid Service During Stay. Most units have washer/dryers, bring laundry detergent to wash towels if needed.

Can we bring our travel trailer?

No travel trailers are allowed at any of the rental houses. You can rent a space in one of the many RV parks around town. Trailers for boats or personal items are allowed to be parked in the driveway or garage of some properties, many though do not have space at the houses. Please check before planning to bring a trailer.

What Happens In Case Of Hurricane?

If we are forecast to have a hurricane make landfall, we would be evacuated from the island. If this happens prior (within 4 days of your planned stay) we will refund your deposit money or reschedule your stay. If there is a hurricane but not forecast to make landfall in our area, there will not be any refund if you cancel your stay. If you are on the island when a forecasted landfall occurs, if you are evacuated during your stay, you will be refunded only the unused portion of your stay. If you are not evacuated and are able to finish your stay, there will be no refunds. We do not refund for rain during your stay.
